✈️ Visa to visit for a viewing trip

Most buyers from Russia and Kazakhstan don't need to apply for a visa in advance just to fly out and view a property.

• 🇷🇺 Russia → 🇹🇷 Turkey: visa-free, up to 60 days per visit (max 90 days within any 180-day period).
• 🇰🇿 Kazakhstan → 🇹🇷 Turkey: visa-free, up to 90 days within any 180-day period.
• 🇷🇺 Russia → 🇦🇪 UAE: visa on arrival, up to 90 days within any 180-day period — no advance application, just a stamp at passport control.
• 🇰🇿 Kazakhstan → 🇦🇪 UAE: visa-free, up to 30 days.

Other nationalities: rules vary — check your own country's requirements before booking. Your passport should be valid for at least 6 months from your entry date.

🏠 Residency through buying property

Buying property can also qualify you for longer-term residency — the paths differ between Turkey and the UAE.

🇹🇷 Turkey

• Residence permit: property worth at least $200,000 (must be registered as "Residential", not commercial or land), held for at least 3 years. As of 2026, some districts are closed to new foreign registrations and income is checked more closely at renewal.
• Citizenship by investment: property worth at least $400,000 (can combine several properties), held for at least 3 years. Processing typically takes 3–6 months.

🇦🇪 UAE (Dubai)

• 2-year Property Investor Visa: no minimum property value for a sole owner (as of May 2026); for joint ownership, each owner's share must be worth at least AED 400,000.
• 10-year Golden Visa: property worth at least AED 2,000,000 (about $545,000) — can combine several properties, and can be bought with a mortgage as long as your own cash down payment is at least AED 2,000,000.

🛫 Flying between Dubai and Turkey

Istanbul and Dubai are about 4 hours 45 minutes apart by direct flight, with dozens of flights a day on Turkish Airlines, Emirates, flydubai and Pegasus — easy enough that many owners hold property in both markets and travel between them regularly.
